{"id":8441,"date":"2023-04-12T07:13:29","date_gmt":"2023-04-12T01:43:29","guid":{"rendered":"https:\/\/vajiramandravi.com\/current-affairs\/?p=8441"},"modified":"2025-03-29T03:02:43","modified_gmt":"2025-03-28T21:32:43","slug":"what-is-a-reits-and-invits-index","status":"publish","type":"post","link":"https:\/\/vajiramandravi.com\/current-affairs\/what-is-a-reits-and-invits-index\/","title":{"rendered":"What is a REITs and InvITs Index?"},"content":{"rendered":"<h2><strong>About <\/strong><strong>REITs and InvITs Index:<\/strong><\/h2>\n<ul>\n<li>The new index aims to track the performance of REITs and InvITs that are publicly <strong>listed and traded on the NSE.<\/strong><\/li>\n<li><strong>Base year:<\/strong> 1 July <strong>2019<\/strong><\/li>\n<li>The index will be reviewed and <strong>rebalanced every quarter.<\/strong><\/li>\n<li>The weights of securities within the index are based on their <strong>free-float market capitalization,<\/strong> subject to a security cap of 33% each and the aggregate weight of top-3 securities is capped at 72%.<\/li>\n<li>The top constituents of the Nifty Reits &amp; InvITs index include Embassy Office Parks Reit, Powergrid Infrastructure Investment etc.<\/li>\n<\/ul>\n<h3>What are REITs?<\/h3>\n<ul>\n<li>It is a <strong>company <\/strong>that owns, operates, or finances <strong>income-generating real estate.<\/strong><\/li>\n<li>Most of them <strong>are publicly traded like stocks<\/strong>, which makes them highly liquid (unlike physical real estate investments).<\/li>\n<li>It is modelled after mutual funds; REITs pool the capital of numerous investors.<\/li>\n<li>This makes it possible for individual investors to earn dividends from real estate investments\u2014without having to buy, manage, or finance any properties themselves.<\/li>\n<\/ul>\n<h3>What are InvITs?<\/h3>\n<ul>\n<li>These are mutual fund-like institutions that enable investments into <strong>the infrastructure sector<\/strong> by pooling small sums of money from a multitude of individual investors for directly investing in infrastructure<\/li>\n<li>These are set up as a trust and <strong>registered with SEBI.<\/strong><\/li>\n<li>An InvIT has 4 parties Trustee, Sponsor(s) and Investment Manager and Project Manager<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<hr \/>\n<h3>Q1) What is the Securities and Exchange Board of India?<\/h3>\n<p>It is the regulatory body that oversees the securities market in India.
